Your service will be prompt, reliable, and personal and your confidentiality will be maintained throughout the buying process. You will be updated periodically about suitable properties, the progress of your offer, and your contract.
We will accompany you to your financial institution or one of our many lender sources to qualify you for a mortgage loan. Meanwhile you can use our Loan Calculator to see how much home you can afford. Information about several mortgage types, loan programs, and alternative financing will be provided.
You will be informed about current market conditions.
We will take the time to interview you to find out exactly what type of home, land, or commercial property you desire and need. Then we will analyze properties currently on the market and do in-depth searches to find properties that meet or come closest to meeting your requirements.
After presenting you with information sheets in person, by email, by fax, or by postal mail for each property we will arrange showings and accompany you to each one you indicate to be suitable or interesting.
When you have decided on one and want to make an offer, we will compile all available documents and disclosures and find out from the seller all of the known material facts about your property choice.
Then we will assist you to prepare and write your offer and make sure it is presented accurately.
We act as a liaison between you and the seller by handling the negotiating, paperwork, and LEGWORK involved with your purchase. We strive to obtain for you the best possible price, terms, conditions, and timing.
We also order and attend appraisals, inspections, and surveys when necessary.
You will receive a full, detailed, and complete explanation of all Offer and Contract Documents including Agreements, Disclosures, Addendums, Riders, and Notices.
We will fully explain all Loan Documents, Closing Costs, and Inspection Results.
After the closing count on us to provide follow-up assistance and information. Service after your purchase is very important. If your purchase is your primary residence (Homestead), we will accompany you to the Property Appraiser's office so you can file for Homestead Exemption, which lowers your assessed taxable value.
